General Home Inspection
Your home purchase is typically your biggest investment. We at DP Inspections have developed a very professional home inspection system that will help you understand the conditions of the home you are considering purchasing. We will educate you about the property during the inspection and provide you with a computer generated report with multiple digital photos. The way we document our findings with digital photos is a great asset to you when making your inspection requests to the seller of the home. New Home Inspection
New home inspections may be the most overlooked inspections. New does not mean perfect. There are no perfect people and no perfect homes. We have never inspected a new home where the inspection did not reveal areas that need attention. We have never inspected a new home that the cost of corrections did not cover the cost of the home inspection. See the DITY (Do It To Yourself) and Defects page.
One year Warranty Inspection
Most home builders provide a one year warranty on the systems in the home and many provide a ten year structural warranty. If you did not have a home inspection on your new home we highly recommend you have an inspection completed by DP Inspections before your one year warranty expires. Pre-Drywall Inspection
If you are purchasing a new home you may want to consider a pre-drywall inspection. This inspection includes a visual evaluation of the framing, rough in plumbing, rough in electrical and rough in mechanical. We also will evaluate the exterior and the roof from the ground (many builders do not allow inspectors to walk the roof). The pre-drywall inspection helps to insure that the systems behind the walls are installed in a proper manner.
Moisture Inspections
Many homes in Colorado that were built during the early 1980's until approximately 2003 were built with wood structural floor systems in the basement. These basements consist of wood floors with crawl spaces under these floors. In our experience at DP Inspections we have seen various concerns with these floor systems. Some of the common concerns deal with moisture under the wood floors. Moisture can range from high relative humidity in these areas to standing water in these areas.
