Q: How much does a typical inspection cost?
A: Our fees are based on the square footage of the home and the age of the home. Please call our office for a quote.
Q : How long will the inspection take?
A: The average inspection time is approximately 2 ½ hours. The inspection time is very dependent on the age of the home and how many questions the buyer has. We encourage our client to ask questions during the home inspection.
Q : Do I (the buyer) need to be at the inspection?
A: We encourage the buyer to be present for the inspection to hear first hand the inspector's findings. If you are unable to attend the inspection we strongly encourage you to consult with the inspector by phone.
Q : Does DP Inspections offer any other services with the inspection?
A: We offer radon testing with all our property inspections.
Q : Does DP Inspections carry insurance?
A: Yes, we believe it is very important to have the appropriate insurance for this type of work. We carry general liability and E & O insurance. Our insurance company is endorsed by the American Society of Home Inspectors.
Q: What is the American Society of Home Inspectors or ASHI?
A: ASHI is a non profit organization that regulates and educates home inspectors. To be a member you must have a minimum 250 paid inspections and pass two comprehensive examinations. Dallas is a member with over 2500 paid inspections.
Q: Can the inspector fix any problems you find on the inspection after I (the buyer) moves in?
A: No. As a member of ASHI I can not work on homes I inspect as it is a direct conflict of interest.
Q : When will I get my inspection report?
A: You will be able to download your computer generated report from our website the morning after the inspection.
Q: What sets DP Inspections apart from other inspections companies?
A: We provide multiple digital photos. Our reports are available online (We have actually had a client download their report from China). We have the latest in information gathering tools.
Q: What does the home inspection process involve?
A: The inspection is a visual examination and evaluation of the home's exterior, grounds, roof, electrical system, plumbing system, mechanical systems, interior and the structure. We will remove the electrical panel's cover, we will enter the crawl space and attic (if it is accessible). We will walk the roof unless it is unsafe or a tile type roof.
Q: Are you licensed to perform inspections in Colorado?
A: There is no licensing or regulations of Colorado home inspectors - in other words anyone can claim to be a home inspector in Colorado. Dallas is a member of the American Society of Home Inspectors and performs his inspections to the standards of ASHI. DP Inspections actually go above and beyond the ASHI standards.
Q: Do you check for code compliance during your inspection?
A: No. You must be licensed in a specific jurisdiction to determine code compliance. A home inspection is not a code compliance check.
